Step by Step Guide to Buying

Arrange a mortgage (MAB)
Before starting your property search, we strongly advise arranging your finances. Whilstyou may consider arranging a mortgage with your bank or building society, an independent mortgage advisor has access to all the available options across a variety of lenders. Luckily our association with the Mortgage Advice Bureau will enable you access to an independent advisor who will help you determine your affordability and provide you with the best deal.

Start Searching (register with MMP)
As well as the property websites, our team are on hand on the phone or in person to discuss your specific property needs. We will notify you of properties meeting your requirements by email, before the property reaches the websites!

Arrange Viewings
Viewings will either take place with a member of our team or the owner of the property.  To be in with the best chance of securing a property, we recommend arranging a viewing as soon as possible.

Instruct a Solicitor - Conveyancing Guide?
We advise identifying a solicitor before you find your dream home. Your solicitor will guide you through the legal process and make regular contact with ourselves. We have established relationships with local solicitors, helping make your move as stress free as possible.

Make an Offer
Make sure you forward your buying position along with your offer amount. You will receive email confirmation that your offer has been reported to the vendor.

Offer Accepted
Once an offer is accepted, you will need to demonstrate proof of funding, confirming you have the finances in place to purchase the property. This usually constitutes of a mortgage agreement in principle and bank statements outlining the funds you will be using. Once we are satisfied with your position, the memorandum of sale will be sent to both solicitors, the buyer and vendor.

Conveyancing
Your solicitor will order searches, raise enquiries on the draft contract and agree on dates for exchange and completion. We recommend paying for your searches at the earliest opportunity to avoid any unnecessary delays.

Mortgage Offer
Your mortgage company will arrange a mortgage valuation, following this they will determine whether the property is acceptable and issue the mortgage offer.

Exchange
Exchange of contract takes place once all enquiries are answered. A deposit will be paid to the seller’s solicitor and a date for completion set. This is now a legally binding contract between yourself and the seller.

Completion
Once the purchase funds are received by the seller’s solicitor, legal completion takes place and you are free to collect the keys!
