SITUATION
The Standing Timber is located on the Southwest outskirts of Newtown, approximately 0.5 miles from Glandulas roundabout along the A489 Newtown to Llanidloes Road, with a wide and well-maintained access track.
FORESTRY DESCRIPTION
The Standing Timber benefits from direct road access via a well-maintained hard-core stone access track, there is adjacent land which can be utilised for stacking areas during felling operations.
FELLING LICENCES
A felling licence has been granted under Section 10 of the Forestry Act 1967 to clear, fell the trees marked on the plan. Tree felling under this licence has been approved by Natural Resources Wales as being in accordance with government policy.
Felling Licence reference: 253128618 / FLA134 24-25. Expires 30th December 2026.

VIEWING

CONDITIONS
• Timescales of the timber harvest operations and all subsequent haulage and remedial works, as necessary, shall be between the period: 4th August 2025 to 31st October 2025.
• An agreement of sale and conditions shall be signed and agreed by both parties and payment (or deposit) made in full prior to any works commencing.
• The successful buyer shall undertake all responsibilities as Forest Works Manager (FWM) and appoint all associated roles and responsibilities to their contractors and agents in accordance with FISA good practise, safe working of the site in accordance with all relevant legislation including, and not exclusive to’ The Health & Safety at Work Act 1974, The H&S Working Regulations Act 1999 and all associated environmental legislation and regulations.
• All timber products down to 7cm diameter shall be removed from the site, within the contract period, and remaining material cut to no less than 1metre lengths. All lop and top to be left in rows no greater than 3metres in width to allow for replanting.
• Timber extraction shall be subject to weather and site conditions. The seller reserves the right to temporarily suspend operations due to weather, environmental or soil conditions and without compensation to the buyer. Albeit all reasonable consideration shall be given.
