Growth in the rental of residential properties in Mid Wales and Shropshire has resulted in one of the area’s longest established estate agents expanding.
Morris, Marshall and Poole has opened a new dedicated lettings office in Newtown to deal with 15 per cent growth over the past year in the market. It now manages more than 800 properties throughout Powys, Shropshire, Ceredigion and parts of Gwynedd.
It already employs 18 people in Newtown – 48 throughout its seven offices – and plans to create new jobs in 2017.
“We’ve seen strong growth in the number of residential properties we’re letting for landlords in the region over the past year. It was apparent we needed to open a dedicated lettings office to manage this,” said Andrew Turner, a partner at Morris, Marshall and Poole.
The new office is located at Plas-yn-Dre on the corner of Broad Street and Back Lane in Newtown. The dedicated lettings team will be based in the refurbished offices which will allow potential and existing tenants the chance to view and discuss matters with the team.
A combination of private landlords wanting to hand management of their properties to a professional agent as well as the new Rent Smart Wales regulations has resulted in the growth for MMP.
The property surveyors and estate agents will continue to deal with lettings at its offices at Welshpool, Llanidloes, Oswestry, Machynlleth, Aberystwyth and Tywyn, but administration will be centred at the new Newtown office as well as all lettings for the town and surrounding area.
“Rent Smart Wales has meant many private landlords have transferred responsibility for registering and being licensed to us as managing agents. The new regulations came into force in November last year and we’d obviously urge any landlord who has not applied personally to Rent Smart Wales to do so as they are now breaching the law. We’re happy to talk to them about this and, if they wish, act on their behalf as fully accredited agents,” added Mr Turner.
The company’s existing office at 10 Broad Street, Newtown will remain open and will house its sales, agricultural, rural and commercial services and property surveyors teams. All of its other offices remain unaffected and will be able to offer lettings information and advice.
